The St. Louis area has soil conditions that can contribute to foundation problems. Our area has a considerable amount of clay soils. Clay has two basic characteristics. First it swells when wet and second it shrinks when dried. Combine this with the weather patterns we have experienced over the past 10-20 years (which include many wet and several dry or drought periods) and many of the foundations in this area have experienced settlement, uplift, wall bowing and/or basement seepage. So what do you do?
